Cash Flow Champs is a privately held investment firm that focuses on acquiring and managing opportunistic and value-add multifamily real estate properties in the Southeast Region of the U.S. We specialize in repositioning well-located assets in emerging markets surrounded by positive demand drivers such as population growth and job growth.

Charles Seaman

Managing Partner

Charles resides in Charlotte, NC, and serves as a Managing Partner for Cash Flow Champs. He is responsible for building and maintaining broker relationships and performing and overseeing the company’s underwriting activities. He’s also involved with contract negotiation and capital raising to make sure that the deals close, remaining involved after closing to manage the assets so that they perform in a manner that provides investors with exceptional returns. He’s currently a general partner in seven (7) multifamily properties totaling 775 units, having went full cycle on four (4) multifamily properties totaling 350 units.

He has 15+ years of prior experience working for a commercial real estate investor in NYC. During this time, he assisted the investor with acquiring deals, obtaining financing for them, and managing and leasing them after the deals were closed. While there, he also assisted the investor with the management of numerous other businesses that he owned, including a plumbing company and several bars and restaurants. During his spare time, he also actively traded stocks from 2009 to 2014.

Ryan Murphy

Managing Partner

Ryan resides in Seattle, WA, and serves as a Managing Partner for Cash Flow Champs. He is responsible for evaluating and implementing systems and processes to help streamline internal operations, as deal transactions. He’s also involved with transaction coordination to make sure that the process runs smoothly, and he provides ongoing support after closing to help manage the assets and assist with any operational needs that will enhance the financial performance of the properties. He’s currently a general partner in six (6) multifamily properties totaling 740 units and a limited partner in two (2) multifamily properties totaling 342 units.

He has 25+ years of experience owning & running multiple businesses and has been a founding member of a few business organizations, most notably the South Lake Union Chamber of Commerce where he helped launch and build its membership to become one of the more successful smaller neighborhood chambers in Seattle, boasting members such as Amazon, Vulcan Inc. (Paul Allen’s development company), Bill & Melinda Gates Foundation, Facebook, Fred Hutch Cancer Research Center, Kaiser Permanente, and many more. He has been a real estate investor since 2012 and currently has an active real estate license in Washington State, focusing mainly on personal investments and multifamily.

Prashant Kumar

Managing Partner

Prashant resides in Long Island, NY, and serves as a Managing Partner of Cash Flow Champs. He is responsible for investor relations where he maintains a strong, transparent relationship with current and prospective investors. Prashant is also involved in capital raising to ensure the transactions close and has handled every aspect of real estate syndication from acquisitions to negotiating contracts and closing the deal. He is currently a general partner in nine (9) multifamily properties totaling 1,191 units with a total portfolio value of $69,150,000, having went full cycle on six (6) properties totaling 1,018 units, and is a limited partner in six (6) multifamily properties, totaling 840 units.

He has 25+ years of experience in Corporate America where he managed teams and implemented processes for SAP projects, a skill set that translates well in the real estate syndication field. He achieved the CCIM designation in real estate in a record four (4) months, he runs an investor meetup in NY as well as a few online mastermind groups, and is a coach for Rod Khlief’s Warriors capital raising group. He lives in Long Island with his wife, daughter and son.

Brian

Brian Bernal

Partner

Brian is a native of Colombia and has been a resident of Northern Virginia for over 20 years. Brian’s background in finance and project management was honed through the various years that he spent with Capital One Bank where he served as a private banker for high net-worth professionals. Brian is also the Co-Founder and CEO of DSB Services, a seven-figure hospitality, staffing, and contracting firm that was established in 2014. Brian’s clientele includes the prominently known chains Kimpton and Hyatt hotels, among others.

Beyond that, Brian is also the co-founder of Contour Spa, a beauty, cosmetic, and personal care spa based out of the Greater Washington, D.C. Metropolitan area. In his spare time, he plays an active role in his community by serving as a coach for Alexandria Soccer Association, as a mentor for at risk teens, and enjoys being active. 

Cristian Carrillo

Partner

Cristian is a former Financial Institutions Banker that has spent the last couple of years driving strategy and analytics work for Deloitte Consulting where he helps his clients establish performance management programs and helps them overcome obstacles to data driven decision making, effectively promoting evidence-based decision-making practices. Cristian has experience investing in the equity markets, bond markets, and has been a real estate investor for several years; he is an LP on 346 units in the Southeast and also holds equity positions in Otaca Tequila, Tapville Social, E.I. Ventures, and Vitamin Craft.

Cristian is a native of the Washington, D.C. Metropolitan area and in his free time, enjoys giving back to the community through volunteerism, pro-bono work, educating professionals on alternative investments, being active, and is also the host of “The Real Estate and Small Business Show,” a podcast where he interviews entrepreneurs with the goal of helping his listeners see the art of the possible.
